Full Estimate Terms and Project Conditions

Effective Date: March 26, 2026

DeckWashandStain.com prepares estimates based on visible and reasonably accessible conditions at the time of inspection. Because decks, fences, pergolas, gazebos, stairs, railings, and related exterior structures may contain hidden deterioration or non-visible defects, additional issues may be discovered once work begins.

Important Notice

Approval of an estimate or scheduling of work confirms that the customer has reviewed and accepted the applicable estimate terms, project conditions, and any approved written changes.

1 Scope of Estimate

All estimates provided by DeckWashandStain.com are based on visible and reasonably accessible site conditions at the time of inspection.

Your estimate includes only the labor, materials, and services specifically listed in the written proposal. Anything not expressly listed is not included.

2 Hidden Damage and Unforeseen Conditions

Hidden damage, rot, structural issues, fastening failure, improper prior repairs, moisture-related deterioration, or other unforeseen conditions may only become visible after cleaning, demolition, sanding, stripping, or repair work begins and may require additional labor, materials, time, and cost.

Additional damage or conditions may include:

  • Wood rot and structural movement
  • Loose or failed fasteners and framing deterioration
  • Water damage and insect damage
  • Coating failure and hidden cracks
  • Unsafe construction or prior improper repairs

If such conditions are discovered, additional work may be required to complete the project correctly and safely.

3 Change Orders and Added Work

The estimate includes only the work specifically listed in the written proposal. Any work, repairs, materials, disposal, preparation, carpentry, replacement, or services not expressly stated in the estimate are excluded unless added by written change order or other written approval.

Material pricing, product availability, and project scope may change before or during the job. If additional work is required to complete the project properly or safely, DeckWashandStain.com will present the added scope and pricing for approval before proceeding whenever reasonably possible.

Any additional work outside the original scope must be approved in writing. Added labor, materials, repairs, demolition, disposal, specialty prep, or return visits may result in additional charges.

4 Products and Materials

Quoted pricing is based on material costs and product availability at the time the estimate is prepared.

If selected products become unavailable, discontinued, delayed, or materially increase in cost, a comparable substitute or revised pricing may be required.

5 Finish and Color Variation

Final stain, paint, sealer, and cleaning results may vary due to wood species, age, previous coatings, moisture content, sun exposure, weathering, porosity, repairs, and other substrate conditions.

Exact color match and uniform finish cannot be guaranteed. Wood and exterior surfaces accept coatings differently based on wood type, age, moisture, porosity, prior finishes, repairs, weather exposure, and maintenance history.

6 Scheduling and Weather

All scheduling is approximate. Scheduling, start dates, drying times, return visits, and completion dates are estimates only and are subject to:

  • Rain and humidity
  • Temperature extremes
  • Wind conditions
  • Surface moisture
  • Cure requirements
  • Material availability

Work may be delayed or extended due to inadequate drying conditions, wet surfaces, or product cure requirements.

7 Customer Responsibilities

The customer is responsible for providing safe and clear access to the work area.

Please remove or protect before work begins: furniture, grills, planters, decorations, vehicles, pet items, and other movable property unless otherwise agreed in writing.

8 Estimate Validity

Unless otherwise stated in writing, all estimates are valid for 15 days from the date issued.

9 Illinois Notice

For Illinois home repair or remodeling work over $1,000, a written contract or work order is required by law.

Customers must receive the Illinois "Home Repair: Know Your Consumer Rights" pamphlet before contract execution.
